Founder & Principal

Ian
Ross

Ian Ross founded SomeraRoad Inc. in 2016 to take an entrepreneurial and creative approach to value-add, opportunistic real estate in growing secondary markets.

Previously, Ian was a Managing Director at Triangle Capital Group, a firm he helped develop shortly after its inception. At Triangle, Ian managed the Acquisitions and Asset Management units, focusing on the purchase of real estate, non-performing loans, and securitized mortgage products, as well as the conception and execution of value-add business plans.

Prior to joining Triangle, Ian spent two years working as an analyst for Jefferies & Company in its Investment Banking Division where he focused on raising both debt and equity, for financial services and real estate companies. Ian initially began his professional career working on Morgan Stanley's CMBS origination and securitization platform.

Ian received an MBA from University of Pennsylvania's Wharton School of Business and graduated with honors from Emory University with a Bachelors in Business Administration.

Ian is the Founder and Chairman of The Asperger's Awareness Council, a 501(c)(3) nonprofit organization founded in 2009 that strives to raise awareness and funding for high-functioning forms of Autism.

Principal

Fergus
Campbell

Fergus Campbell is a Principal of SomeraRoad Inc. helping oversee all aspects of the business. Fergus leads the company's capital markets activities and transaction structuring. He also oversees strategic initiatives, business growth, and hiring.

Prior to joining SomeraRoad, Fergus was a Senior Associate at NorthStar Asset Management Group, Inc., a predecessor to Colony NorthStar, Inc. At NorthStar, Fergus focused on large portfolio acquisitions across all asset classes and jurisdictions, spending time in the company's New York, Luxembourg and London offices. He has extensive experience purchasing and financing commercial real estate, having closed over $5 billion of transactions.

Fergus is concurrently completing his Executive MBA at the University of Pennsylvania’s Wharton School of Business. He received his Bachelor of Arts in Engineering Sciences from Dartmouth College, where he also played Men's Lacrosse.

Vice President

Jonathon
Reeser

Jon is a Vice President at SomeraRoad Inc., helping lead its acquisition and asset management efforts. Jon oversees all investing activities in Pittsburgh, Nashville, and Las Vegas.

Prior to SomeraRoad, Jon was a Vice President at Sovereign Capital Management, in San Diego, focused on investing in distressed real estate. There is led the acquisition and asset management of a $6 billion TIC portfolio with 150+ properties nationwide.

Jon received a Bachelors of Science in Business Administration and Finance from Point Loma Nazarene University.

Vice President

Basel
Bataineh

Basel is a Vice President at SomeraRoad Inc., where he leads acquisitions and asset management throughout the company's portfolio.

Prior to joining Somera Road, Basel worked at PGIM Real Estate, Prudential's real estate investment management business. There he held asset management responsibilities for the firm’s flagship core fund, with a focus on office and industrial assets. He supported all aspects of development, leasing, budgeting, financing, and capital projects on a portfolio exceeding $5 billion.

Basel received a Bachelors in Hotel Administration from the School of Hotel Administration at Cornell University. While at Cornell, Basel founded a real estate investment firm to acquire, improve and dispose of distressed residential assets.

Vice President

Andrew
Donchez

Andrew is a Vice President at SomeraRoad Inc., leading all aspects of the company's ground-up development platform.

Prior to joining SomeraRoad, Andrew served as VP of Development for Mill Creek Residential Trust, where he led the development of 1,400+ residential units exceeding $600 million of developmental value.

Andrew has over 15 years of experience in development. Prior to joining Mill Creek, Andrew helped build RXR Realty's developmental platform, overseeing 1,400+ residential units totaling more then $700 million of value. He also spent time at Toll Brothers, Inc. and at Ashley Development.

Andrew received a Bachelors of Science in Accounting from the Pennsylvania State University.

General Counsel

Michael
Fralin

Michael Fralin is the Managing Partner of his New York City based firm, Couzens Hall Advisors, LLC, which provides real estate, corporate and structured finance legal advice and general counsel services to its clients.

Couzens Hall serves as general counsel to SomeraRoad Inc. and its affiliates. Michael primarily advises SomeraRoad on the structure and execution of real estate transactions, general contracts and litigation.

Michael formerly practiced law in the offices of Paul Hastings, LLP in the firm's Real Estate/Structured Finance Group. While there, Michael handled all types of real estate transactions, including the origination of mortgage loans intended for securitization, mezzanine loans, bridge loans and credit facilities. Michael was involved in all real estate asset types, including hotels, retail, office, multifamily, and industrial properties, ranging from single-asset financings to highly structured portfolio transactions.

Managing Director

Amit
Patel

Amit is a Managing Director Capital Markets at SomeraRoad Inc, leading the company's debt investing activities. Prior to joining SomeraRoad, Amit worked at Bayview Asset Management where he oversaw capital markets activity for the Commercial Real Estate Mortgage Originations group, including pricing, structuring and securitizing new origination Commercial Mortgage Backed Securities (“CMBS”) loans.

Previously, Amit spent three years as Head Trader and Co-Head of Capital Markets at MC-Five Mile, a specialty-finance CMBS Lender, where he was responsible for the pricing and structuring of CMBS loans.

Amit spent the first ten years of his career at Morgan Stanley, where he held a variety of roles focused on CMBS loans.

Amit received a Bachelors of Business Administration in Finance from Carnegie Mellon University

Vice President

Joe
LeMense, Jr.

Joe serves as Vice President of Construction for SomeraRoad Inc. managing all creative rehabilitation/conversion and heavy capital improvement construction projects for the firm. Joe joined SomeraRoad at inception in 2016.

He previously served as Director of Finance for The Shooshan Company, a privately owned investor and full service commercial real estate developer in the Washington, DC-metro area. There he managed all financial aspects of development projects, including the acquisition, entitlement, and financing of over 1.5 million SF of mixed-use office and residential ground-up development.

Prior to Shooshan, Joe worked with DC-based developer Douglas Development Corp. There he managed developments and transactions of nearly $1 billion.

Joe received a Masters in Real Estate Development from Georgetown University, with Honors and received a Bachelors of Science in Real Estate from The University of Georgia.

Joe has served as an adjunct professor to the Georgetown University School of Continuing Studies' Real Estate Independent Study course.

Senior Associate

Andrew
Marchetti

Andrew serves as a Senior Associate for SomeraRoad Inc. with a focus on acquisitions and asset management. Prior to joining SomeraRoad, Andrew was a Senior Analyst at Ackman-Ziff Real Estate Group, a real estate capital advisory firm. There he was tasked with raising debt, equity, and opportunity zone capital on behalf of institutional clients.

Andrew began his career with Circle K Stores, the largest convenience and gas station operator in the country, where he served as the sole analyst to the head of North American real estate and later managed real estate development projects in Florida, Texas, and California.

During his tenure with Circle K Stores, Andrew worked closely on the $4.4B acquisition of CST Brands and led numerous ground-up development projects totaling over $100M in cost.

Andrew received a Bachelors of Science in Accounting and Finance from Florida State University.

Associate

Andrew
Ringie

Andrew serves as an Associate for SomeraRoad with a focus on ground up multi-family & mixed use development. Prior to joining SomeraRoad, Andrew was an Investment Associate at Outlier Realty Capital, a real estate investment firm based in Washington, DC.

At Outlier Andrew was responsible for sourcing, evaluating, underwriting and conducting due diligence across the firm’s value-add and development strategies in Washington DC and throughout the Mid-Atlantic. Andrew supported capital raising and investment related research on all projects. During his tenure he worked closely on over 19 transactions totaling in $150MM+ of AUM.

Andrew received a Bachelor of Science in Finance from The George Washington University, School of Business.

Associate

Blake
Toline

Blake serves as an Associate for SomeraRoad Inc. focused on acquisitions and asset management. Prior to working for SomeraRoad, Blake worked at Rialto Capital in Miami, Florida.

At Rialto, Blake underwrote the acquisition of B-piece bonds within CMBS securitizations totaling $800M+, served as asset manager for REO properties, oversaw loans in special servicing, and negotiated loan modifications with delinquent borrowers.

Before Rialto, Blake was an early employee at CompStak, a real estate tech start-up. Having worked on both the debt and equity sides of the real estate industry, Blake has significant experience evaluating new deals, working with lenders, executing business plans, and asset managing properties.

Blake received a Bachelors of Science in Finance from the Kelley School of Business at Indiana University.

Senior Analyst

Pat
Sanders

Pat serves as a senior analyst for SomeraRoad Inc. with a focus on acquisitions and asset management.

Prior to joining SomeraRoad, Pat worked as an analyst at Advent Capital Partners, a real estate development firm in Nashville, TN. At Advent Capital Partners, Pat was responsible for project due diligence, underwriting, and development within the firm's ground-up and acquisition platforms in the Greater Nashville-area. During his time with Advent, he worked on residential and commercial developments totaling over $125 million.

Pat received a Bachelors of Science in Economics from the University of the South.

Analyst

Sy
Elyakim

Sy serves as an Analyst for SomeraRoad Inc. with a focus on acquisitions and asset management.

Prior to joining SomeraRoad, Sy completed multiple internships at Madison Realty Capital, a New York based real estate private equity firm, where he served as an Analyst with underwriting and research responsibilities for the firm’s loan originations and note purchases.

During his tenure he worked on numerous construction and acquisition loans collateralized by residential, retail, office, community facility, industrial, and land assets across the country, totaling over $1.1 B of funded loans and 4.2 MM SF.

Sy received a Bachelors of Science in Real Estate with a concentration in Finance, and a Minor in Economics from New York University, where he graduated cum laude with University Honors.

Analyst

Steven
Velasquez

Steven serves as an Analyst for SomeraRoad Inc. focused on acquisitions and asset management. Prior to joining SomeraRoad, Steven was an Investment Analyst at PGIM Real Estate. There he held asset management responsibilities as well. He worked on the firm’s Flagship Core Plus fund. He also held responsibilities for multiple single client accounts.

These responsibilities were across all property types. At that time, Steven also supported leasing, developments, and capital improvement projects. He supported partner workouts for assets across the Northeast region. In total, Steven worked on a portfolio of approximately $1.6 billion.

Steven received a Bachelors of Science in Finance and Investments for the Zicklin School of Business at Baruch College.

Counsel

Adam
Kent

Prior to SomeraRoad Inc., Adam served as in-house counsel for Sovereign Capital Management Group, Inc., a privately owned real estate company focused on distressed assets, where he represented a number of affiliated lenders, real estate sponsors and syndicators, investment fund managers, property and asset managers, real estate developers, and corporate executives.

In addition to overseeing litigation, which included trying cases through trial, Adam has structured various corporate and real estate transactions including the purchase and sale of distressed assets in bankruptcy, and other asset classes outside of bankruptcy; the ownership restructuring, recapitalization, and refinancing of distressed assets and entities; the creation of tax-advantaged investment vehicles; and the formation of a number of partnerships and corporate entities. Adam prides himself on finding creative solutions to difficult problems.

Adam received his law degree from the University of California, Davis and graduated cum laude from the University of California, Irvine with a B.A. in Economics and a minor in Accounting.

Director of Operations

Kate
Pezzolla

Kate serves as Director of Operations for SomeraRoad Inc., helping the team with all operational aspects of the business.

Prior to joining SomeraRoad, Kate worked at Stifel as their Recruiter in the Investment Banking division. She oversaw U.S. analyst recruitment, training, and general operations.

Previously, Kate worked at Evercore on their Human Resources team focused on recruitment and training. She organized the recruitment strategy and training program for all U.S. office locations. During her tenure Kate contributed in the creation of the firm’s diversity program, with corresponding events, and scholarships, in addition to the firm’s first community service program.

Kate spent the first three years of her career at JRT Realty Group, as a real estate salesperson focused on landlord representation. There she was responsible for site tours, lease review and negotiations, market research, due diligence and transaction support.

Kate received a Bachelor of Arts in History from the University of Delaware.

Operations Associate

Rodley
Hayden

Rodley serves as an Associate focused on Operations at SomeraRoad Inc.. Prior to SomeraRoad, Rodley worked as a real estate salesperson at Crosstown Apartments, a boutique real estate brokerage in New York. Prior to that, he was an Analyst at Mark Chris Investments, a residential and commercial developer based in California.

Rodley graduated from Point Loma Nazarene University in 2015 with a Bachelor’s Degree in Business Administration – Finance. While at Point Loma Nazarene University, Rodley held an internship with South West Manufactured Homes, a leading real estate broker and developer based in San Diego, CA.

Controller

Alex
DeRose

Alex serves as Financial Controller for SomeraRoad Inc. Prior to joining SomeraRoad, Alex at Stabilis Capital Management, LP a New York-based investment firm that has raised over $1.7 billion since 2010. Alex was a Senior Fund Accountant supporting the firm’s accounting and treasury functions.

Previously, Alex spent time at PricewaterhouseCoopers as an auditor for clients within the financial services industry.

Alex received a Bachelor of Science in Business Administration, with honors from Bucknell University.

Office Administrator

Michelle
Mou

Michelle serves as Office Administrator for SomeraRoad Inc..

Previously, Michelle worked for the Public Works department at the City of Palo Alto in California. In addition to executive support and budget management, Michelle provided project assistance for engineers developing large-scale construction projects in coordination with the State of California.

Before this, Michelle managed the Accounts Payable department at Bay Area Builders, a general contracting firm in California.

Michelle studied both Communication and Business at San Diego State University.

Public Relations

Hope
Wheeler

Hope oversees all aspects of SomeraRoad Inc.'s corporate marketing, communications and public relations, asset marketing, internal and external communications and media management. Hope is a Managing Director at Collins + Co., a public relations and marketing agency and has been in partnership with SomeraRoad since its inception.

Previously, Hope worked as an in-house PR and marketing strategist for a number of the world's most highly regarded commercial real estate firms.

She began her career in commercial real estate in Washington, DC marketing Tishman Speyer's $2.4 Billion Pennsylvania Avenue portfolio and executing a star-studded event series that followed upon delivery of the renovations.

As a Marketing Manager at JLL, Hope managed business-to-business marketing initiatives on behalf of multiple national practice groups before taking on the role of Marketing and Communications Manager at the United States' largest special servicing firm.

Hope graduated from the College of Charleston with a BA in Arts Management.

President

Erik
Loomis

Erik serves as President of Core Construction Services, LLC. Erik's responsibilities include leading the company's business operations and accomplishing the goals of the developer's business objectives. With over 20 years of experience and construction expertise, Erik's vision and leadership provide guidance that motivates the Core Construction Services team to look for innovative and cooperative ways to create value for clients. Erik is committed to the success of each individual project, displayed through his involvement in all aspects of construction management; from pre-construction efforts through budget management.

Prior to starting Core Construction Services in 2019, Erik led Loomis Companies a multimillion-dollar design/build commercial construction company with a focus on projects of all sizes and asset classes.

Director of Construction

Matthew
Howells

Matt serves as Director of Construction for Core Construction Services LLC, with a focus on the execution and delivery of re-purposed and newly constructed assets. Matt oversees all pre-construction budgeting, design development, construction documentation and construction coordination. In addition to this Matt oversees all general operational needs to build and expand the Core Constructions Services team.

Matt has extensive experience in development & construction in multiple sectors including; education, institutional, medical, manufacturing, agricultural, mixed-use, office, and warehouse projects. These were for a variety of private and publicly held clients and institutions, both nationally and internationally.

Matt has completed studies at Georgia Tech for Construction Management, Case Western Weatherhead School of Management for Finance and Control. In addition Matt trained and worked as a journeyman carpenter in Cleveland Carpenters Union Local 212 early in his career.

Director of Pre-Construction

Mark
Wallace

Mark will be spearheading pre-construction, estimating, and early development planning for our Core Construction Services team. Mark will be based in our Nashville offices and will predominately focus on construction management of SomeraRoad projects across the Southeast.

Approaching thirty years in the construction industry, Mark has nearly twenty years of experience in project management for some of the nation’s largest construction companies. Prior to joining CCS, Mark worked for JE Dunn, and Brasfield & Gorrie. More recently, he worked as a project manager for Carter Group, LLC, and then served as Director of Pre-Construction for a design-build firm, Hawkins Development Company; and a demolition contractor, Tiny’s Demolition and Recycling. Mark received a B.S. in Construction Management and Architectural Design from Murray State University.

Project Manager

Pete
Sotus

Pete serves as Project Manager Core Construction Services, LLC, handling all aspects of Construction Management.

Prior joining the Core Construction Services team, Pete gained extensive experience in managing commercial construction projects working for leading real estate developers, such as The Debartolo Corporation, TRI-C, and Marous Brothers Construction.

Pete graduated from Youngstown State University with a Bachelor of Science in Civil Engineering. He also has an Associate’s degree in Architectural Engineering from Penn State University and has done course work towards an MBA majoring in Finance.

Estimator

Namratha
Gadipudi

Namratha works as an Estimator for Core Construction Services, LLC. Namratha is responsible for focusing on project intake, scheduling process, quantity takeoffs, budget analysis and coordination of change orders & submittals.

Prior to joining Core Construction Services Namratha she worked as an assistant project manager with strong experience in all phases of pre-construction, client meetings, project estimation, scheduling, submittals and construction coordination of residential and commercial construction. Namratha lso has experience as Jr. Architect working with design team, collaborating with the technical team to ameliorate design problems

Namratha has Master’s in Construction Management from Bowling Green State University where she majored in construction project management, cost estimation & risk management. Namratha also earned a Bachelor’s Degree in Architecture, majoring in architectural design & sustainability.

Project Intake Coordinator & Contract Administrator

Brooke
Picozzi

Brooke joined Core Construction Services in 2019 and serves as Project Intake Coordinator and Contract Administrator. Prior to joining Core Construction Services LLC, Brooke worked for several highly regarded commercial construction and consulting firms, where she assisted in closing over $250M in projects.

With over 15+ years of experience in the commercial construction Industry, Brooke has a varied background and a wide breadth of experience assisting in managing large-scale and complex development projects from concept to delivery. At Core Construction Services Brooke leads the coordination of construction documentation and deliverables across the platform; including the construction intake process, risk management monitoring, and payment processing.

Assistant Project Manager

Gavin
Heath

Gavin joined the Core Construction Services team in 2019 as an Assistant Project Manager. Gavin is involved in the scheduling of different projects along with assisting the project management team with coordination and other various assignments.

Prior to joining the Core Construction team, Gavin attended Ohio State University where he earned a Bachelors's Degree in Construction Systems Management. During his time at Ohio State, he extensive gained experience in the construction industry through two internships, an academic competition, and residential renovations.
