The Stutz

OPPORTUNITY ZONE
Indianapolis, IN
441,000 SF
Retail & Office
Built in 1912, the Stutz is a historic, architectural gem situated on the north side of downtown Indianapolis. Originally constructed to manufacture Stutz Automobiles, the 441,000 SF complex is comprised of multiple buildings, connected by skybridges, and dissected by alleyways. Today, the building is home to the city’s creative class, with 200+ small businesses, designers, marketing firms, architects, makers, and artists. SomeraRoad acquired the building off-market in 2021 with plans to redevelop it into a best-in-class mixed-use asset that will improve upon what’s already there, while respecting the building’s storied history. The upgrade will include modernized building systems and elevators, tenant amenity spaces, food and fitness options, and a vibrant and activated streetscape. The project is structured as a Qualified Opportunity Zone transaction with a long-term investment timeline.
