A $1 billion mixed-use project in the Gulch is making major process.

SomeraRoad is preparing to start work on a 30-story tower at Paseo South Gulch, according to Metro records.

This week, the developer filed for final site approval for a hotel and condo tower at the corner of Seventh Avenue South and Fogg Street, according to Metro records.

The tower will offer 180 hotel rooms and 139 residential units, according to documents submitted to the Metro Planning Department. The project also includes nearly 8,000 square feet of restaurant and retail space.

The news comes as SomeraRoad nears completion on Paseo South Gulch’s first residential tower. The 16-story, 278-unit apartment and office building — branded “Prima” — broke ground in February 2022.

The proposed hotel tower, located at 700 Eighth Ave. S., will rise on a 0.8-acre lot across the street from Prima.

Paseo South Gulch started with the revitalization of two historical properties — the antique mall and the Voorhees Building, and plans for the two towers.

Last year, SomeraRoad expanded project plans to include two additional towers, which will be incorporated into the greater project. Public filings indicate one residential building and one office building at the intersection of Division Street and Eighth Avenue South.
