Ian Ross, Managing Principal
Ian Ross founded Somera Road Inc. in 2014 to take an entrepreneurial and creative approach to value-add, opportunistic real estate in non-core markets.
Previously, Ian was a Managing Director at Triangle Capital Group, a firm he helped develop shortly after its inception. At Triangle, Ian managed the Acquisitions and Asset Management units, focusing on the purchase of hard asset real estate, non-performing loans, and securitized mortgage products, as well as the conception and execution of value-add business plans.
Ian sourced, underwrote and structured investments, in both the CMBS and CRE arenas, and focused on the development of strategic relationships, firm oversight, and risk management.
Prior to joining Triangle, Ian spent two years working as an analyst for Jefferies & Company in its Investment Banking Division where he focused on raising both debt and equity, as well as providing advisory services for companies in the financial services and real estate sectors. Ian initially began his professional career working on Morgan Stanley's CMBS origination and securitization platform.
Ian received an MBA from University of Pennsylvania's Wharton School of Business and graduated with honors from Emory University with a Bachelors in Business Administration. Ian serves on Manhattan's Community Board 5 and sits on the Public Safety & Quality of Life, and Transportation & Environment committees. Additionally, Ian is the Founder and Chairman of The Asperger's Awareness Council, a 501(c)(3) nonprofit organization founded in 2009 that strives to raise awareness and funding for high-functioning forms of Autism.
Fergus Campbell, Managing Director
Fergus serves as Managing Director of Somera Road Inc. helping oversee all aspects of the business. Prior to joining Somera Road, Fergus was a Senior Associate at NorthStar Asset Management Group, Inc. (a predecessor to Colony NorthStar, Inc.).
At NorthStar, Fergus focused on large portfolio acquisitions across all asset classes and jurisdictions. He spent time in New York, Luxembourg and London, running all aspects of the investment process.
He has extensive experience purchasing and financing real estate, having closed over $5 billion of transactions.
Fergus is concurrently completing his MBA at the University of Pennsylvania’s Wharton School of Business and received his BA from Dartmouth College with a major in Engineering Sciences.
Jonathon Reeser, Vice President – Acquisitions
Jon serves as Vice President – Acquisitions for Somera Road Inc., helping lead its acquisition efforts.
Prior to Somera Road, Jon was a Vice President at Sovereign Capital Management Group, Inc., a privately owned commercial real estate investor and operator focused on distressed assets.
While at Sovereign, he lead the due diligence, acquisitions and management takeovers of failed real estate funds, distressed properties and asset management companies, including the purchase of Daymark Realty Advisors, a tenant in common asset management platform consisting of a $6 billion portfolio with over 150 properties nationwide.
Jon has extensive experience acquiring assets in various levels of distress from non-performing loans to bankruptcies and highly litigious situations. Jon previously worked at KBS Realty Advisors, an $11 billion public non-traded REIT, where he was a financing analyst tasked with sourcing debt for all acquisitions. Throughout his career, Jon has been a member of NAIOP, ULI and CREFC.
He graduated from Point Loma Nazarene University with a Bachelor’s Degree in Business Administration and Finance.
Basel Bataineh, Vice President – Acquisitions
Basel serves as a Vice President for Somera Road Inc., with a focus on acquisitions.
Prior to joining Somera Road, Basel was an Investment Analyst at PGIM Real Estate.
There he held asset management responsibilities on the firm’s flagship core fund, with a focus on office and industrial assets. He supported all aspects of leasing, budgeting, and capital projects on a portfolio of nearly $2.5 billion.
Basel received a Bachelor’s Degree in Hotel Administration from Cornell University’s School of Hotel Administration. While at Cornell, Basel founded a real estate investment firm to acquire, improve and dispose of distressed residential assets in Northern New Jersey.
Andrew Marchetti, Senior Associate
Andrew serves as a Senior Associate for Somera Road Inc. with a focus on acquisitions and asset management.
Prior to joining Somera Road, Andrew was a Senior Analyst at Ackman-Ziff Real Estate Group, a real estate capital advisory firm.
There he was tasked with raising debt, equity, and opportunity zone capital on behalf of institutional clients.
Andrew began his career with Circle K Stores, the largest convenience and gas station operator in the country, where he served as the sole analyst to the head of North American real estate and later managed real estate development projects in Florida, Texas, and California.
During his tenure with Circle K Stores, Andrew worked closely on the $4.4B acquisition of CST Brands and led numerous ground-up development projects totaling over $100M in cost. Andrew graduated from Florida State University where he majored in both accounting and finance.
Blake Toline, Associate
Blake joined Somera Road Inc. in 2018 as a Junior Associate. At Somera Road, Blake is focused on acquisitions and asset management. Prior to working for Somera, Blake worked at Rialto Capital in Miami, Florida.
At Rialto, Blake underwrote the acquisition of B-piece bonds within CMBS securitizations totaling $800M+, served as asset manager for REO properties, oversaw loans in special servicing, and negotiated loan modifications with delinquent borrowers. Before Rialto, Blake was an early employee at CompStak, a real estate tech start-up.
At CompStak, Blake was responsible for writing real estate research reports, verifying lease comp data, and analyzing leasing trends in various US markets.
Having worked on both the debt and equity sides of the real estate industry, Blake has significant experience evaluating new deals, working with lenders, executing business plans, and asset managing properties. Blake received a bachelor’s degree in finance from the Kelley School of Business at Indiana University.
Steven Velasquez, Analyst
Steven serves as an Analyst for Somera Road Inc. with a focus on acquisitions and asset management.
Prior to joining Somera, Steven was an Investment Analyst at PGIM Real Estate, where he held asset management responsibilities on the firm’s Flagship Core Plus fund and multiple single client accounts, across all property types.
He supported leasing, developments, capital improvement projects, and partner workouts for assets across the Northeast region on a portfolio of approximately $1.6 billion.
Steven received a bachelor’s degree in Finance and Investments from the Zicklin School of Business at Baruch College.
Sy Elyakim, Analyst
Sy serves as an Analyst for Somera Road Inc. with a focus on acquisitions and asset management.
Prior to joining Somera, Sy completed multiple internships at Madison Realty Capital, a New York based real estate private equity firm, where he served as an Analyst with underwriting and research responsibilities for the firm’s loan originations and note purchases.
During his tenure he worked on numerous construction and acquisition loans collateralized by residential, retail, office, condo, community facility, industrial, and land assets across the country, totaling over $1.1 billion of funded loans and 4.2 MM SF.
Sy received a Bachelor’s Degree in Real Estate with a concentration in Finance, and a Minor in Economics from NYU, where he graduated cum laude with university honors.
Andrew Donchez, Vice President - Development
Andrew serves as Vice President – Development helping oversee all aspects of Somera Road’s ground up multi-family & mixed-use development platform.
Prior to joining Somera Road, Andrew served as VP of Development for Mill Creek Residential Trust, overseeing all development activities in the Northeast. At Mill Creek, he was involved in and led the development of a diverse pipeline of development projects, totaling over 1,400 residential units and exceeding $600MM of total development value throughout New Jersey and New York.
Andrew has over 15 years of experience developing ground up, residential, commercial and mixed-use projects. Prior to joining Mill Creek, Andrew was a Development Executive for RXR Realty where he helped build the residential development platform and oversaw the development of 1,453 residential multifamily apartments with total development values of over $700 million. Andrew helped lead the team that reshaped the downtowns of suburban Westchester County, New York through innovative transit-oriented projects and a pioneering public/private partnership with the City of New Rochelle. The innovative Master Development partnership entitled over 10 million square feet of by-right development potential and secured the acquisition of parcels entitled for over 4 million square feet of development potential.
Prior to his tenure at RXR, Andrew was a Senior Project Manager for Toll Brothers, Inc in Westchester, New York and began his career as a Development Associate at Ashley Development in the Lehigh Valley, Pennsylvania.
Andrew received a Bachelors of Science in Accounting from the Pennsylvania State University.
Joe LeMense, Jr., Vice President - Construction
Joe serves as Vice President - Construction for Somera Road Inc. managing all creative rehabilitation/conversion and heavy capital improvement construction projects for the firm.
Joe joined Somera Road at inception in 2016.
He previously served as Director of Finance for The Shooshan Company, a privately owned investor and full service commercial real estate developer in the Washington, DC-metro area. There he managed all financial aspects of development projects, including the acquisition, entitlement, and financing of over 1.5 million SF of mixed-use office and residential ground-up development.
Prior to Shooshan, Joe worked with DC-based developer Douglas Development Corp. There he managed developments and transactions of nearly $1 billion. Joe graduated with honors from Georgetown University with a Master's in Real Estate Development and received a BS in Real Estate from The University of Georgia.
Joe has served as an adjunct professor to the Georgetown University School of Continuing Studies' Real Estate Independent Study course.
Andrew Ringie, Associate - Development
Andrew serves as an Associate for Somera Road Inc. with a focus on development.
Prior to joining Somera Road, Andrew was an Investment Associate at outlier Realty Capital, a real estate investment firm based in Washington DC.
At outlier Andrew was responsible for sourcing, evaluating, underwriting and conducting due diligence across the firm’s value-add and development strategies in Washington DC and throughout the Mid-Atlantic. Andrew supported capital raising and investment related research on all projects. During his tenure he worked closely on over 19 transactions totaling in $150MM+ of AUM. Andrew received a bachelor’s degree in Finance from The George Washington University, School of Business.
Amit Patel, Managing Director – CMBS Trading
Amit serves as Managing Director, CMBS Trading at Somera Road. Prior to joining Somera Road, Amit worked in CRE Debt Capital Markets at Bayview Asset Management where he was responsible for overseeing capital markets activity for the Commercial Real Estate Mortgage Originations group. At Bayview, his responsibilities included the pricing, structuring and securitization of new origination Commercial Mortgage Backed Securities (“CMBS”) loans, as well as for providing risk and analysis for balance sheet loans.
Previously, Amit spent three years as Head Trader and Co-Head of Capital Markets at MC-Five Mile, a specialty-finance CMBS Lender, where he was responsible for the pricing and structuring of CMBS loans and securitizations.
Amit spent the first ten years of his career at Morgan Stanley, where he held a variety of roles focused around the origination, securitization and syndication of large, higher profile, CMBS loans. He left Morgan Stanley in 2014 as an Executive Director of the Securitized Products Strats Group, working alongside the CMBS Secondary Trading Desk, where he was responsible for the credit analysis and modeling of CMBS bonds.
Amit graduated from Carnegie Mellon University with a Bachelors in Business Administration (Finance) and a minor in Computational Finance.
Michael Fralin is the managing partner of his New York City based firm, Couzens Hall Advisors, LLC, which provides real estate, corporate and structured finance legal advice and general counsel services to its clients.
Couzens Hall serves as general counsel to Somera Road Inc. and its affiliates. Michael primarily advises Somera on the structure and execution of real estate transactions, general contracts and litigation.
Michael Fralin formerly practiced law in the offices of Paul Hastings, LLP in the firm's Real Estate/Structured Finance Group.
While there, Michael handled all types of real estate transactions, including the origination of mortgage loans intended for securitization, mezzanine loans, bridge loans and credit facilities.
Michael was involved in all real estate asset types, including hotels, retail, office, multifamily, and industrial properties, ranging from single-asset financings to highly structured portfolio transactions.
Prior to Somera Road Inc., Adam served as in-house counsel for Sovereign Capital Management Group, Inc., a privately owned real estate company focused on distressed assets, where he represented a number of affiliated lenders, real estate sponsors and syndicators, investment fund managers, property and asset managers, real estate developers, and corporate executives.
In addition to overseeing litigation, which included trying cases through trial, Adam has structured various corporate and real estate transactions including the purchase and sale of distressed assets in bankruptcy, and other asset classes outside of bankruptcy; the ownership restructuring, recapitalization, and refinancing of distressed assets and entities; the creation of tax-advantaged investment vehicles; and the formation of a number of partnerships and corporate entities. Adam prides himself on finding creative solutions to difficult problems.
Adam received his law degree from the University of California, Davis and graduated cum laude from the University of California, Irvine with a B.A. in Economics and a minor in Accounting.
Ruairidh Henderson, Head of Operations
Ruairidh serves as Head of Operations for Somera Road Inc. helping oversee all operational aspects of the business.
Prior to joining Somera Road, Ruairidh worked as a Management Consultant at a number of US and European Investment Banks leading client engagements in strategy, risk, operational efficiency and performance improvement.
Previously Ruairidh was also a Vice President at Deutsche Bank as part of the Global Markets COO-Central Management team leading initiatives across business strategy, control and regulation.
Ruairidh graduated from Australian National University with a Bachelor of Arts (Political Science) and Bachelor of Commerce (Finance).
Rodley Hayden, Analyst - Operations
Rodley joined Somera Road Inc. in the Fall of 2018 as a Junior Analyst. Prior to joining Somera Road, Rodley worked as a real estate salesperson at Crosstown Apartments, a boutique real estate brokerage in New York.
Prior to that, he was an Analyst at Mark Chris Investments, a residential and commercial developer based in California.
Rodley graduated from Point Loma Nazarene University in 2015 with a Bachelor’s Degree in Business Administration – Finance. While at Point Loma Nazarene University, Rodley held an internship with South West Manufactured Homes, a leading real estate broker and developer based in San Diego, CA.
Core Construction Services provides Construction Management and General Contracting services to Somera Road Inc. across all asset classes in the United States.
Erik Loomis, President
Erik serves as President of Core Construction Services, LLC. Erik's responsibilities include leading the company's business operations and accomplishing the goals of the developer's business objectives. With over 20 years of experience and construction expertise, Erik's vision and leadership provide guidance that motivates the Core Construction Services team to look for innovative and cooperative ways to create value for clients. Erik is committed to the success of each individual project, displayed through his involvement in all aspects of construction management; from pre-construction efforts through budget management.
Prior to starting Core Construction Services in 2019, Erik led Loomis Companies a multimillion-dollar design/build commercial construction company with a focus on projects of all sizes and asset classes.
Matthew Howells, Director of Construction
Matt serves as Director of Construction for Core Construction Services LLC, with a focus on the execution and delivery of re-purposed and newly constructed assets. Matt oversees all pre-construction budgeting, design development, construction documentation and construction coordination. In addition to this Matt oversees all general operational needs to build and expand the Core Constructions Services team.
Matt has extensive experience in development & construction in multiple sectors including; education, institutional, medical, manufacturing, agricultural, mixed-use, office, and warehouse projects. These were for a variety of private and publicly held clients and institutions, both nationally and internationally.
Matt has completed studies at Georgia Tech for Construction Management, Case Western Weatherhead School of Management for Finance and Control. In addition Matt trained and worked as a journeyman carpenter in Cleveland Carpenters Union Local 212 early in his career.
Pete Sotus, Project Manager
Pete serves as Project Manager Core Construction Services, LLC, handling all aspects of Construction Management.
Prior joining the Core Construction Services team, Pete gained extensive experience in managing commercial construction projects working for leading real estate developers, such as The Debartolo Corporation, TRI-C, and Marous Brothers Construction.
Pete graduated from Youngstown State University with a Bachelor of Science in Civil Engineering. He also has an Associate’s degree in Architectural Engineering from Penn State University and has done course work towards an MBA majoring in Finance.
Namratha Gadipudi, Estimator & Project Manager
Namratha works as a Estimator and Project Manager for Core Construction Services, LLC. Namratha is responsible for focusing on project intake, scheduling process, quantity takeoffs, budget analysis and coordination of change orders & submittals.
Prior to joining Core Construction Services Namratha she worked as an assistant project manager with strong experience in all phases of pre-construction, client meetings, project estimation, scheduling, submittals and construction coordination of residential and commercial construction. Namratha lso has experience as Jr. Architect working with design team, collaborating with the technical team to ameliorate design problems
Namratha has Master’s in Construction Management from Bowling Green State University where she majored in construction project management, cost estimation & risk management. Namratha also earned a Bachelor’s Degree in Architecture, majoring in architectural design & sustainability.
Brooke Picozzi, Project Intake Coordinator & Contract Administrator
Brooke joined Core Construction Services in 2019 and serves as Project Intake Coordinator and Contract Administrator. Prior to joining Core Construction Services LLC, Brooke worked for several highly regarded commercial construction and consulting firms, where she assisted in closing over $250M in projects.
With over 15+ years of experience in the commercial construction Industry, Brooke has a varied background and a wide breadth of experience assisting in managing large-scale and complex development projects from concept to delivery. At Core Construction Services Brooke leads the coordination of construction documentation and deliverables across the platform; including the construction intake process, risk management monitoring, and payment processing.
Brooke is highly creative with strong communication and client service skills, Brooke excels at finding solutions and supporting the Core Construction Services team.
Gavin Heath, Assistant Project Manager
Gavin joined the Core Construction Services team in 2019 as an Assistant Project Manager. Gavin is involved in the scheduling of different projects along with assisting the project management team with coordination and other various assignments.
Prior to joining the Core Construction team, Gavin attended Ohio State University where he earned a Bachelors's Degree in Construction Systems Management. During his time at Ohio State, he extensive gained experience in the construction industry through two internships, an academic competition, and residential renovations.
Hope Wheeler, Public Relations
Hope oversees all aspects of Somera Road Inc.'s corporate marketing, communications and public relations, asset marketing, internal and external communications and media management. Hope is a Director at Collins + Co., a public relations and marketing agency.
Previously, Hope worked as an in-house PR and marketing strategist for a number of the world's most highly regarded commercial real estate firms.
She began her career in commercial real estate in Washington, DC marketing Tishman Speyer's $2.4 Billion Pennsylvania Avenue portfolio and executing a star-studded event series that followed upon delivery of the renovations.
As a Marketing Manager at JLL, Hope managed business-to-business marketing initiatives on behalf of multiple national practice groups before taking on the role of Marketing and Communications Manager at the United States' largest special servicing firm.
Hope graduated from the College of Charleston with a BA in Arts Management.
Blink Visuals provides Marketing and Visualization services to Somera Road Inc. across all asset classes in the United States.
Justin Rossire, Director
Justin has served as the Director of Blink Visuals since 2017, specializing in Architectural Visualization.
Prior to joining Blink Visuals and the Core Construction Services team, Justin worked in the film industry; leading the production of a number documentaries, feature films, and several short film projects.
Justin graduated from Cleveland State University with a Bachelor's Degree in Film and Digital Media.
Justin is also an FAA licensed drone operator and provides photography and video content.
Kori joined the Blink Visuals team in 2019 as an Interior Designer. She leads the Spacial Design and 3D Modeling for the Blink Visuals team. Through schematic and conceptual design, Kori creates functional and creative spaces.
Prior to Blink Visuals, Kori worked in hospitality design and several large commercial projects. She is proficient in designing with programs such as Revit, Lumion and the Adobe Suites.
Kori graduated from Kent State University in 2018 with a BA in Interior Design. Kent State's rigorous Design program prepared Kori for a career in Interior Design.
Danna joined the Blink Visuals team in 2019 as a Visual Designer. Prior to joining Blink Visuals Danna worked in real estate marketing, acquisitions and property management at Guardian City Investments.
As part of the Blink Visual team Danna leads social media, website design, photography, and videography across all platforms.
Danna is currently studying Business Administration at Kent State University and will graduate in the summer of 2022
